I am a housing provider in your district, and I’m asking you to support Governor Kemp’s efforts to address premises liability through SB68. As a member of the multifamily housing industry, I know first-hand how nuclear verdicts and frivolous lawsuits have affected the cost of existing housing and the ability to secure investment for new housing development.

Apartment properties are being denied premises liability insurance coverage at an alarming rate. If coverage can be secured, the premiums are astronomically higher than other states, with annual cost increases far surpassing other operating expenses and inflation. When lawsuits inevitably hit, insufficiently covered properties are foreclosed on, and professional housing providers are forced out of Georgia. Meaningful legal reform is critical to keeping Georgia the best place to do business.

SB68 is a common sense reform that will stem the tide of rising insurance costs and provide more opportunities for coverage. I am again asking on behalf of the businesses in your district for you to support this legislation.

Providers of naturally occurring or subsidized affordable housing operate properties in areas where insurance carriers are increasingly denying coverage due to real or perceived criminal activity in the surrounding area. These providers are also experiencing significant insurance premium increases for policies that provide little to no coverage, and due to the mission-based financial models of many affordable housing providers, they are unable to pass these cost increases through to their residents. This creates an environment where affordable housing is financially untenable, especially in the areas of Georgia that need it most.

SB68 is a common sense reform that will stem the tide of rising insurance costs and provide more opportunities for coverage. I am again asking on behalf of the housing providers and their residents in your district for you to support this legislation.
